National Existing Homes Sales the Strongest in 7 Years

There is some good news for individuals who are currently trying to sell their Home. According to recent statistics, home sales are now the strongest they've been in the last seven years. While the national real estate market has clearly gone through some tough times since the 2008 recession began, there is some pent-up demand for home sales that is fueling a slow but steady recovery. Record low interest rates and a slight rise in resales this past December show that those who are currently trying to sell a property have a considerable chance at finding a buyer in the coming months. 

Home sales in 2013 show that home sales of existing homes have been the strongest in 7 years, which is bringing some optimism to the real estate industry as a sign that the market is gaining health. Home resales rose through December, as was expected according to a poll of economists given by Reuters earlier in 2013. Although resales had gone down due to increases in the interest rates of mortgages, there has been some new development activity among builders that shows that the demand for properties is out there despite multi-decade lows in household formation.

The obstacles that the housing market still faces include rising prices in combination with the fact that incomes do not seem to be growing proportionally across the country. Despite the fact that home sales were the strongest in 2013 that they have been in seven years, the median price for an existing home has risen alarming– by almost 10 percent– between December of 2012 and December of 2013. 

The rise in home prices can be attributed to the fact that there is a shortage of available homes on the market. Due to market uncertainty, many homeowners who would otherwise put their homes up for sale are reluctant to attempt to find a buyer. The number of unsold properties on the market has fallen significantly over the last few months, and scarcity in available prices is contributing to rises in home values.

However, the pick-up in the market that was shown in 2013 will hopefully continue and encourage would-be sellers to put their homes up for sale. Ideally, this will lead to a stabilization of home prices across the country. 

Sales are Up According to Ann Arbor Board of Realtors

The number of Home sales in Washtenaw County has increased as of September, 2012 compared to the same period in 2011, according to the Ann Arbor Area Board of Realtors. Virtually all segments of the real estate market are growing, with residential properties leading at 7.23 percent. Residential properties had an average sales price of $214,059 for September, 2012, an increase of 12.5 percent over the same period last year.

In addition to residential properties, condo sales are up 6.1 percent, compared to this time last year, with an average sales price of $127,500. The average number of days that properties sit on the market has also improved, dropping from 76 in 2011 to 59 in 2012.

A Seller's Advantage

What do these number mean to you, an Ann Arbor area homeowner? If you've been waiting to sell your home until the economy improves, this may well be the right time to list your home. Although home sales prices have increased, the average number of listings is still lagging behind. In fact, there are 20 percent fewer properties on the market this year than in 2011. This means there are more people willing to buy property, but not more homes on the market. That's a recipe for selling your home quickly and for the top dollar possible.

Buyers are ready

Real estate sales figures aren't the only good news in the Washtenaw County and Ann Arbor area. Unemployment in our area is down to five percent, a decided improvement compared to previous years. In addition, mortgage interest rates are still at historic lows. According to the Ann Arbor Board of Realtors, many potential home buyers are already approved by their bank for a home loan and are just waiting to find the right property. Who knows? Maybe your house or condo is the new home they've been looking for.

June Ann Arbor Area Realty Statistics

Statistics can give us a decent picture of what happened in the real estate market. They can also act as a guide in what to expect in today’s market.

While June 2007 residential sales are down about 10% over June of last year, there is strong activity in the summer market. 364 residentila properties were sold in June this year, compared to 404 in June 2006.  Reflecting an increase of 5% in the number of units sold in June 2006, 93 condos were sold in June of this  year.

Current market conditions have created a great time to buy.  The average residential sale price in Washtenaw County was $267,571 in June.  buyers have a rare opportunity to obtain maximum value for their investment dollar.  Inventory is plentiful, interest rates are stable and sellers are ready to move.  The following statistics were provided by the Ann Arbor Area Board of Realtors.
